So You Want To Buy A House
Let's talk about it. Buying a home is one of the biggest decisions you'll ever make, and it deserves more than a Google rabbit hole at midnight and a Zillow addiction you can't shake.
The good news? It doesn't have to be overwhelming. With the right preparation and the right people in your corner, it can actually be (dare I say) exciting.
Here's an honest, no-fluff breakdown of how it works.
Step 1: Find the Right Agent (Hi, That's Me)
Before you do anything else, find an agent you actually trust. Not just someone with a nice headshot and a lot of yard signs. Someone who will advocate for you, be available for all of your questions -there will be a lot-, and tell you the truth even when it's not what you want to hear.
A buyer's agent works exclusively for you. They know the market, handle the paperwork, coordinate the moving parts, and spot the red flags you might walk right past because you're distracted by the kitchen backsplash. (We've all been there.)

Step 2: Get Your Finances in Order
Next up I will connect you to a trusted local lender before you start seriously searching. I know, I know.. the fun part is the house hunting. But getting pre-approved first means you know exactly what you're working with, and sellers take you seriously.
Lenders will look at your income, assets, and credit score to determine what loan you qualify for and what your interest rate might look like. Down payments typically range from 3% to 20% depending on your loan type and situation, and yes, there are options for lower down payments if you need them.

Step 3: Start the Search (the Fun Part)
Once you're pre-approved, we start looking. And I don't mean doomscrolling Redfin and Zillow at 11pm. I mean getting you access to MLS listings that are more accurate and up-to-date than anything on the public sites and looking within my network to find off-market and coming soon listings that no app will show you.
Before we dive in, we'll talk about your must-haves: location, home type, non-negotiables, nice-to-haves. Having that list upfront keeps us focused and keeps you from falling in love with a house that has the right vibes but the wrong x, y and z.
During showings, pay attention to more than the aesthetics. Check the layout, signs of moisture, the condition of the roof and windows. And visit the neighborhood at different times of day, because what it feels like (and what traffic is like) on a Tuesday morning versus a Friday night matters.
Step 4: Make an Offer (and Negotiate Like You Mean It)
Found the one? Let's go. I'll help you put together a competitive offer based on what comparable homes have sold for, how long it's been on the market, and current conditions in West Michigan.
You can also negotiate more than just price: repairs, closing costs, furniture/appliances, timeline. And don't skip the contingencies. They're your safety net (home inspection, financing, appraisal, title) and they give you a legal way out if something goes sideways while protecting your earnest money deposit.
Step 5: Inspection, Appraisal, and All the Things In Between
After your offer is accepted, a few important things happen:
Home Inspection: A licensed inspector goes through the home top to bottom: structure, roof, electrical, plumbing, HVAC, appliances, safety hazards. If something comes up, we use it to negotiate repairs or credits.
Home Appraisal: Your lender orders this to make sure the home is actually worth what you're paying for it. If it comes in low, we have options: renegotiate, make up the difference, or walk away.
Potential Obstacles: Appraisal gaps, title issues, inspection surprises. None of these are dealbreakers on their own, but they're exactly why having an experienced agent in your corner matters.
Step 6: Closing Day
You made it. This is the good part.
Bring your ID, your cashier's check or wire transfer confirmation, proof of homeowners insurance, and your closing disclosure. You'll sign a lot of documents (the settlement statement, the mortgage note, the deed) and then the title company records everything officially.
And then? Keys in hand. Home is yours. OMG!
A Few Things Worth Knowing
How long does this all take? On average, 30 to 45 days from accepted offer to closing, sometimes faster or a little longer depending on financing and negotiations.
Is a buyer's agent free? Not exactly, but it's more nuanced than a simple yes or no. Compensation is negotiable and fully outlined in your buyer representation agreement upfront. No surprises.
Should you always get a home inspection? Yes. Even if the house looks perfect. Especially if the house looks perfect.
